BrokerDad is Brian Foose’s consumer-focused mortgage education and tools website. It is designed to make home financing easier to understand through plain-English guidance, calculators, loan-option explanations, and practical next steps.
Who is Brian Foose?
Brian is a Florida-licensed mortgage broker with Future Home Loans and more than a decade of mortgage experience. His individual NMLS number is 1080187. BrokerDad is his educational brand; mortgage applications and lending services are provided through Future Home Loans.
Is BrokerDad a lender or an approval service?
No. BrokerDad provides education and planning tools. It does not issue approvals, preapprovals, Loan Estimates, rate locks, or commitments to lend. Those require a complete application and review through an appropriately licensed mortgage professional.
Are the calculators exact quotes?
No. Calculator results are planning estimates based on the information and assumptions entered. Actual rates, payments, closing costs, mortgage insurance, property taxes, homeowners insurance, program requirements, and eligibility can differ.
Why does the calculator include Florida county tax estimates?
Brian is licensed in Florida, so the calculator provides Florida-focused county planning estimates. Property taxes can reset after a purchase and should be verified with the applicable property appraiser. If you are buying in another state, Brian may be able to refer you to an appropriately licensed Future Home Loans mortgage professional.
What is the Mortgage Mock Interview?
It is an educational practice conversation that helps you prepare for the kinds of questions a mortgage professional may ask. It creates a personalized readiness report, but it is not an application, underwriting decision, approval, denial, or determination of loan eligibility.
Does BrokerDad save information entered into its tools?
Most calculators and self-check tools run in your browser and are not mortgage applications. The Mortgage Mock Interview is different: it uses the information you submit to conduct the interview, protect access, support session recovery, and produce the report. Do not enter Social Security numbers, account numbers, passwords, or upload financial documents into the practice interview.
Does a free 15-minute call obligate me to apply?
No. It is a short conversation about your goal, timing, numbers, or a mortgage question. You can decide afterward whether you want to continue or complete a secure application.
How do I apply or send mortgage documents?
Use the secure Future Home Loans application linked from BrokerDad. Do not send tax returns, bank statements, paystubs, identity documents, Social Security numbers, or account numbers through ordinary email.
Can I suggest a topic or report a problem with a tool?
Yes. Use the contact page to send Brian a non-sensitive mortgage question, suggest an educational topic or tool, report a site issue, or discuss a professional collaboration.
