Experience from the actual work
I have worked in residential mortgage lending since 2013, helping buyers and homeowners navigate qualification, income documentation, credit, assets, loan programs, property questions, and the long stretch from an initial conversation through closing.
The useful part of that experience is not simply knowing terminology. It is recognizing where a file may become complicated, asking the right questions early, and translating lender requirements into a plan a real person can follow.
A broker's job is comparison
Different borrowers can look similar on paper and still need very different strategies. Employment type, credit history, available cash, property use, military eligibility, reserves, and long-term goals can all change the best path.
Working as a mortgage broker allows me to compare eligible structures across multiple wholesale lenders rather than treating one institution's menu as the entire market.
